Infill Development
Many new beginnings start with a transition.
The Montopolis neighborhood in Austin is a mix of old, new, and in-between. I remember visiting my aunts and cousins who live nearby as a kid and spending summer days at the (now closed) pool by Allison Elementary.
After changes in their family, some relatives approached me about selling 702 Valdez. It was a 7,431 sq ft lot with one 800 sq ft house on it.
And now?
Two units sit on the property — a front and a back house. The front house boasts 1837 sq ft and the accessory dwelling unit (ADU) in the back is a comfortable 1100 sq ft unit.
The infill development project increases residential density for Montopolis—which is 4 minutes from Austin-Bergstrom International Airport—and is down the street from running trails on Lady Bird Lake and the Colorado River Park Wildlife Sanctuary.

Property acquisition
Pre-construction:
building plans, architect, getting approval, permitting, surveys
Demolition:
tearing down the house, hauling it off, clearing the land
Foundation building: surveys, rough plumbing, laying the foundation, rough electrical, pouring the slab
Framing:
dry in (sheathing, siding, windows, and roof), electrical and plumbing too
Insulation, Drywall, tape, float, paint, renderings
Finish out:
flooring, fixtures, baseboards, cabinets, appliances, etc
Polishing: cleaning, staging, prepping for sale
Our “House Party”
We couldn’t make it this far without celebrating the completion of Castillo Development Group’s first two new builds. After construction was completed, we held a “House Party” to mark the milestone with family and near and dear friends. Anthony gave house tours and requested critical feedback on what visitors liked (and didn’t). Here are a few of our favorite pics.
